How long have your had your water heater make make a difference in whether you just want hot water heater service or if it's time for water heater replacement. Some say a water heater could last you for 10-13 years. Others will tell you they don't last quite that long, other will try to push it longer. Either way it will be quite annoying when you jump out of bed for that nice hot shower in the morning to find the water is stone cold.

It used to be that a water heater could be repaired. Parts could be replaced. Sadly, like with most everything else, manufacturers don't want us repairing things, they just want us to buy a new one. There is no real money in repair for them, so they have made it more difficult for all of us who own homes. 

Today, most all of the insides of the heating element are all one piece. So you can't just replace a part here & there. Have you ever looked at your water heater heating element lately? It's all sealed up. So what does that mean for us?

You probably don't think much about your hot water until you don't have hot water. We don't really appreciate just how hard your water heater works. But think about it, day in, day out, week after week, and year after year your water heater gives you hot water on demand. When the day comes when it finally begins to have problems you may wonder, am I up to a water heater repair or is it time for a new water heater installation?

The life of a water heater is about 8-12 years. It will vary depending on how well your water heater has been cared for. Is it exposed to the elements? What are the water conditions? Extremly hard water tends to cause a extra heavy buildup of sediment.

If you have a leak or if your water heater is older than 8-12 years it's probably the better choice to replace your water heater.​ Besides that the benefits of an upgrade and higher efficiency will help to offset the costs.

Being a homeowner is a pleasure, but it certainly can have some homewoner plumbing whoas. When plumbing is not functioning properly, your happy home can environment can vanish. It is imperative that your home have these simple basics. How water, clear drains, with water and sewer lines that are not leaking. 

A slab leak can cause significant damage and really isn't that difficult to repair only I am sure your thoughts have you imagining a jackhammer in your livingroom, Simply not the case. In most cases repiping a home or rerouting a single line is all that is needed. Repiping is slightly different in that it generally refers to replacing all of the water pipes in the home. A reroute more implies a single water line that is replaced. Water line repair is not that difficult.

Nothing is worse than looking forward to a hot shower only to find your water is dead cold. If your water heater is over 8 years old and new water heater installation is usually recommended. A new water heater installation should cost you about $1500-$1700 that should include, your water heater replacement, the labor and to haul your old water heater away. Generally takes about 3 hours.

Water Heater Has Given Up!

Alarm goes off, you roll out of bed and into the shower. You turn the water on and get nothing but tepid cool water. Your water heater has given up. Water heaters don't last forever unfortuneatly. 8-10 years is about average. Unless you are still under warranty, then you probably are looking at water heater replacement. 

There is never a convenient time for your water to break, but unless you don't mind cold showers than this is kind of an emergency and you will want to call for a new water heater installation right away.

The actual water heater replacement doesn't take that long, about 3-4 hours and you should be back to business. Do hire a reputable plumber because there are safety standards that need to be complied with for your protection. Your new water heater installation should include earthquake strapping, a safety shut off and a safety overflow that runs off into an area where no one could accidentaly be burned if it overflows. You should have a pan installed underneath as well, in case your water heater ever springs a leak. You should also expect to have your old water heater hauled away.

Anatomy of a Hidden Plumbing Water Heater Leak

Timo the owner of Leak Star Plumbing & Repair was doing some routine plumbing repairs on a home that he has served for years. He was looking for the water purification system and just happened to open the door to the water heater closet in the garage and discovered a very active water leak. It wasn't a huge plumbing leak, but it was spraying under pressure and it was very wet inside of the closet. Timo quickly fixed the water heater leak and then recommended that he bring in his dry out equipment. To the inexperienced eye, it didn't look very serious and the homeowner decided to just use a fan on it.

Timo reluctently accepted their decision, but he didn't feel good about it. A bit later that day, still concerned he called the homeowner and expressed his worries. He was so concerned that he said "if you don't want to use me, please call someone else". The homeowner had a change of mind and agreed to have Timo take a closer look.
